The location is great, walking distance to Skytrain and shopping, exterior looks great but interior was poorly built, flooring is terrible and not sound proved, walking steps and noises from upstairs is clearly transmitted, flooring is unlevelled throughout my unit, think twice before moving in.

I have been living in 13763 for around 2 years now. It has been a fantastic place to live in. The building is well maintained. The landlord, S. Baldev Brar is a fatherly figure, he is very supportive and easy to work with. He deals with any issues promptly and is always there for any kind of help and support. The location of the building is perfect. Few steps from many grocery stores which makes our lives much easier. Walking steps from Walmart, shopper’s mart, staples, gyms etc. In short, I love staying here and the place is highly recommended.

Lived here for a year, worst renting experience by far. Baldev accused my girlfriend and I for throwing cigarette butts off our balcony on multiple occasions after denying each time. Eventually he asked to do a “unit inspection”, came in, didn’t even check the balcony.. opened our fridge??? (You hungry bro?) Also hot water went out multiple times as well as the elevator was once out for 4-5 weeks, leaving only the stairs. What if someone lived here in a wheel chair?? Most of the appliances and general mechanical in the building is poorly built and installed. Property management is basically non existent. Never buy here.
